Considering selling? Let’s look at what you can expect.
The selling process
1. Preparation and listing
Selling your home or investment property can be stress-free and exciting with the right knowledge, insights, and a supportive salesperson. Let me guide you in preparing your property for sale to enhance its appeal to potential buyers and assist in achieving the best sale outcome.
2. Marketing and open homes
We will guide you through employing a comprehensive sales and marketing strategy that includes targeted advertising, open houses, and proactive outreach so you can maximise exposure and attract qualified buyers to your property to achieve a great outcome.
3. Negotiation of the sale
Selling involves crucial choices impacting buyer interest, speed of sale, and selling price. We will handle feedback, and review offers based on your goals and handle the negotiations to guide you through understanding key considerations for a successful property sale.
Our sales system.
-
When we first meet with you it is important we listen and get a solid understanding of what is important to you when selling. We will also break down the selling process so it is easy to understand and answer any questions you may have. We plan thoroughly to set strong foundations to build from.
-
When it comes to evoking an emotional connection and response from prospective buyers that will give a seller the best opportunity to maximise the sale price of a home, getting the presentation of your property right is paramount.
When we talk about presentation, it starts from the front and goes all the way to the back – whether that be a bedroom in a unit, or a backyard in a family home. And we do all of this, as part of the process in getting your property to market.
-
This is where experience and local market knowledge of your chosen salesperson is vital. It is important to get pricing right from the outset as buyers will generally pay the highest price in the first 30 days. The longer the property is on the market the less the buyer expects to pay and may think there is something wrong with the home.
-
It’s important to discuss and understand who your main target market is so we can create a marketing campaign designed to attract those buyers that are more likely to pay a premium for your home. This should include all possible local and overseas active buyers, as well as pinpointing potential passive and out of area buyers.
-
Establishing an inspection timetable that works best for you and your family will no doubt make life a lot easier, and we get that. We work in with you to ensure you receive at least 24 hours’ notice (ideally more) should anyone want to view your home.
From experience, the majority of Auckland buyers prefer to view properties over the weekend through open home homes. Again, we will work with you to get the right balance of open homes and ensure we have your home open at a time that is going to best showcase it features.
-
There is more than one way to sell your home in New Zealand. Whether it’s by price, negotiation, tender, set sale date or auction (in-rooms or onsite), it’s your choice. It’s not always a ’one size fits all’, decision. Along with your input we will recommend a method of sale we think we drive a premium price and successful outcome.
-
After your home has been sold for a price, you are happy to accept, all conditions have been satisfied and the deposit has been paid, we will install a sold sticker on your signboard. From this point we will remain in close contact with you and the buyer to ensure a smooth settlement takes place.
How we market your home.
-
We take pride in producing captivating, stunning photography that will present your home to buyers in the most compelling light, leaving a lasting first impression.
-
Buyers are now dedicating more than 25 hours each month to video consumption and spending over 2.5 hours per week immersed in property-related content. As these figures continue to rise, incorporating video into your property marketing arsenal becomes essential. It's a powerful tool that not only captivates buyers but also establishes a deeper emotional connection before they even step foot into an open house.
